Best home insurance in Alberta, 2026

Alberta has no rate board for home insurance, and hail has rewritten many policies since the 2024 Calgary storm. We compared home and tenant insurers on financial strength, the Superintendent of Insurance's 2024 figures for each company, hail and flood terms, and what Calgary and Edmonton homeowners and renters say happened at renewal.

Alberta's Automobile Insurance Rate Board approves car insurance rating programs. Nothing like it exists for home insurance, so insurers set their own prices and nobody can tell you who is cheapest for your house.1 These picks rest on records you can check: financial strength ratings, published customer surveys, the Superintendent of Insurance's 2024 figures for each insurer and what each one says about hail and water cover. Get at least three quotes, and compare the hail deductible line by line before you compare prices.

    Intact Insurance

    Intact took in more property insurance revenue in Alberta in 2024 than any other insurer, $751.7 million, a figure that includes business policies.2 AM Best rates its financial strength A+, affirmed in May 2026, the highest rating among the insurers in our table.3 Ipsos named it one of the top performers in its 2025 survey of 18,000 Canadians about their insurers.4 Depending on where you live, its water cover can include sewer backup, overland water and ground water. You buy Intact through a broker.5

  2. Best for a hail-resistant home

    AMA Insurance

    The Alberta Motor Association's insurer publishes a discount for hail-resistant roofing or siding on its home insurance page. Qualifying for it also removes the cap on AMA's Wind and Hail Endorsement, which comes with every AMA homeowner policy.6 Its Enhanced Water Endorsement covers sewer backup, overflowing rivers, spring thaw and torrential rain, but the limit can't be raised.6 AMA's insurer paid out about what it took in on Alberta property policies in 2024, a ratio of 102%.2 One gap: we found no current public financial strength rating for it.

    Wawanesa

    Wawanesa had the second-largest property insurance revenue in Alberta in 2024, $510.3 million, and its claims and costs came to 107% of that revenue, against 126% for all property insurers.2 AM Best rates it A, affirmed in April 2026.7 Its Water Defence add-on covers overland flooding, sewer backup and groundwater.8 Wawanesa is a mutual, owned by its policyholders rather than shareholders.

    Co-operators

    Co-operators ranked second in Western Canada in J.D. Power's last Canadian home insurance study, from 2019.9 AM Best rates it A.10 Its Comprehensive Water add-on is open to owners and renters, condos included.11 Its Alberta property revenue was $426.7 million in 2024, with claims and costs at 102%.2 Its credit union arm, CUMIS, is a separate insurer: it stopped quoting and renewing home and auto policies in Alberta on Jan. 1, 2026.12

    Sonnet

    Sonnet is the only insurer we found that publishes what its Alberta customers pay: an average of $127 a month for a house in Calgary and $107 in Edmonton.13 It stopped selling car insurance in Alberta in 2024 but kept its home business.14 Read the hail terms: Sonnet says hail is not automatically included in its Alberta home policy, and it pays only depreciated value for roofs six or more years old.13 Ipsos named Sonnet a 2025 top performer.4 Its parent, Definity, holds an AM Best A.15

How Alberta home insurers compare

The table covers 11 large brands that sell home, condo and tenant insurance in Alberta. The money column comes from the Superintendent of Insurance, which publishes each licensed insurer's 2024 property insurance revenue and its "gross insurance service ratio": claims, sales and underwriting costs as a share of that revenue.2 Over 100% means the insurer paid out more than it took in on Alberta property policies that year. The ratio leaves out investment income and reinsurance, so it is not a profit figure.2

Revenue and ratios: Superintendent of Insurance 2024 Annual Report, property class, which includes business property as well as home, condo and tenant policies. Where a brand writes through more than one company, we added the companies' revenue (our calculation) and list each ratio. Financial strength ratings measure an insurer's ability to pay claims, not its service. "No rating found" means we searched AM Best, S&P, Fitch and DBRS releases and the insurer's investor pages and found nothing current.2

12 of these 13 companies paid out more than they took in on Alberta property policies in 2024. Across all property insurers, the ratio jumped to 126% from 69% in 2023, which the Superintendent puts down to the Calgary hailstorm and the Jasper wildfire. Such events, it wrote, "intensify pressure on insurance premiums".2

What home and tenant insurance cost in Alberta

The Automobile Insurance Rate Board publishes an average car insurance premium (see our Alberta car insurance guide). Nobody publishes one for home insurance. The closest official measure is Statistics Canada's consumer price index for homeowners' home and mortgage insurance, which tracks what it costs to insure the same home over time, including changes in rebuilding costs.21 In June 2026 Statistics Canada reported that Alberta had the largest increase of any province, 391.6% from December 2005 to December 2025. Over the last five of those years, Alberta's index rose 55.8%, against 38.6% nationally.22

By our calculation, the index rose 74.6% from August 2019 to August 2026, while prices for everything in the index rose 25.0%. The yearly increase peaked at 11.3% in the year to August 2025 and slowed to 5.8% by August 2026, still above overall inflation of 3.8%.23 For comparison, Ontario's index rose 46.3% over the same seven years (see our Ontario home insurance guide). An index is an average. Your own renewal can move far more.

What households spend

Statistics Canada's spending survey gives dollar figures. Spread across all households, owners and renters alike, Alberta spent an average of $1,371 per household on home insurance in 2023, against $1,018 across Canada.24 Nationally, households that owned their home averaged $1,526, and renter households averaged $295 on tenant insurance, an average that includes renters who buy none.25 There is no official tenant insurance price index: Statistics Canada says it lacks good enough data and estimates that index from household furnishings prices.21

What insurers publish

  • Houses: Sonnet lists average monthly costs for its own customers of $127 in Calgary and $107 in Edmonton. It does not say when or how it worked them out.13
  • Condos: Sonnet's median condo policy costs $520 a year across Canada.26
  • Tenants: Sonnet's median tenant policy is $382 a year across Canada.27 Square One advertises tenant policies from $15 a month.28
  • A hail claim: Sonnet puts the average cost of a hailstorm damage claim at $11,221.13

Quotes for the same house can differ by thousands of dollars. A Calgary homeowner who had to leave CUMIS posted home quotes for the same house from $2,185 to $6,695 a year. That is one person's shopping, not a survey, but it shows why three quotes matter.

Hail: deductibles, limits and roofs

Hailstorm Alley, as the Insurance Bureau of Canada calls it, runs from High River, just south of Calgary, north into central Alberta.29 Statistics Canada links Alberta's large price increases in part to the risk of hail, wildfire and storms around Calgary.22 The biggest recent losses:

What has changed in hail cover

Hail is still commonly covered by home, tenant and business policies, IBC says, but on new terms. Insurers now use a hail deductible that is higher than the usual one, more often after several hail claims. A roof and siding limitation endorsement pays for those parts at actual cash value, meaning replacement cost minus depreciation. On the plus side, a resilient material endorsement pays the extra cost of hail-resistant roofing and siding after a claim, and some insurers give a discount for a newer roof or certain kinds of roof.29

Insurers' own pages show how far apart they are. Sonnet says hail is not automatically included in its Alberta home policy and pays only depreciated value for a roof six or more years old.13 AMA includes a Wind and Hail Endorsement with every homeowner policy, within a limit based on the home's insured value, and removes that limit for homes that qualify for its hail-resistant materials discount.6

Ask these three questions about hail

What is my hail or wind and hail deductible, separate from the regular one? Is there a dollar cap on hail damage, or is it covered up to the full value of the house? Are the roof and siding paid at replacement cost or at depreciated value? Get the answers in writing before you compare premiums.29

Class 4 roofs

Class 4 is the top impact rating for roofing. After the 2020 hailstorm, the City of Calgary and the Institute for Catastrophic Loss Reduction ran a $3.25 million program that paid homeowners up to $3,000 toward Class 4 shingles.29 Whether an insurer lowers your premium for one varies: IBC says some offer a discount for a specific type of roof, and AMA publishes one for hail-resistant roofing or siding.29,6 Ask before you sign a roofing contract. The Reddit reports below range from no change to $600 a year.

Flood and water cover

Sewer backup cover is generally available in Alberta, the province says, and many insurers now sell overland flood cover too.34 They are different add-ons. Sewer backup pays when water comes up through your drains. Overland flood pays when water comes in at ground level, from a river, heavy rain or melting snow. AMA's Enhanced Water Endorsement, for example, covers sewer backup, failed sump pumps, overflowing rivers, spring thaw and torrential rain, with a limit you can't raise.6

Before you buy a house, look it up on the province's online Flood Awareness Map. Alberta's flood hazard maps mark the floodway and flood fringe for a 1-in-100-year flood, and the province says flooding can happen along every stream and lake in Alberta.35 Across Canada, IBC says about 94% of homes can now get overland flood insurance. The rest tend to be in high-risk areas, where cover may be unavailable or unaffordable.36 A federal flood insurance program for those homes is still being designed.37

We could not check the AMA customer's letter. AMA's page says its water endorsement limit can't be increased, so a home in a flood zone may need cover from another insurer, or may not find more at all.6

Government aid is not a backup plan

Alberta's Hazard Assistance and Resilience Program (HARP), formerly the Disaster Recovery Program,38 pays only for damage from natural hazards that you could not insure, and only after your municipality applies and is approved. If insurance was adequate and available and you chose not to buy enough, HARP won't pay. Deductibles are never eligible.39 Hail is commonly covered by home policies, so hail damage will rarely qualify.29 Overland flooding is the main exception: the province says overland insurance is not yet considered adequate and available under standard policies in Alberta, even in low- to medium-risk areas.39

Tenant and condo insurance in Calgary and Edmonton

Tenants. The Alberta government lists insurance requirements among the terms a written tenancy agreement covers, so check your lease to see whether your landlord requires tenant insurance.40 A tenant policy insures your belongings and your liability, and most home and tenant policies also pay evacuation costs, the province says.39 Hail cover applies to tenants too.29 Co-operators sells its Comprehensive Water add-on to renters.11

Prices start low. Square One advertises tenant policies from $15 a month, and Sonnet's median is $382 a year across Canada.28,27 To find the best tenant insurance in Edmonton or Calgary, ask at least three insurers, including your car insurer, for the same contents limit and liability amount.

Bundling is not always a saving, though: one Edmonton commenter said adding tenant insurance raised their car insurance by $60 a month. Ask for the price of each policy on its own and together.

Condo owners. In Alberta, a condo board can charge an owner back for damage it had to fix, up to the lower of its actual costs or the corporation's insurance deductible, to a maximum of $50,000, whether or not it files a claim. Owners can appeal a chargeback in court.41 Ask your broker whether your unit policy pays that chargeback. Sonnet's median condo policy is $520 a year across Canada.26

We read 465 Reddit comments in 30 threads about home and tenant insurance, posted between Oct. 13, 2025 and Oct. 2, 2026, most of them in r/Calgary and r/Edmonton. These are stories, not a survey. People post when something goes wrong, and we could not check their policies. Four things came up again and again.

By our count, TD Insurance was named in 74 of those comments; Intact, the next most named, in 20. A customer of almost 20 years said TD quoted $5,600 for a new home in the southeast, and another insurer $1,600. Another commenter got a $300 rebate after upgrading, and a June 2026 thread on Statistics Canada's figures was led by a homeowner getting no substantial discount for hail-resistant materials.

How to pay less in Alberta

  • Shop at renewal, through a broker and direct. Get quotes from a broker and from at least one direct insurer, and switch at renewal to avoid a cancellation penalty.42 Compare the same hail deductible and limit in every quote.29
  • Ask what the bundle saves, in dollars. Insurers often discount home and car insurance bought together.42 Get the home and car prices separately as well, and see our Alberta car insurance guide for the car side.
  • Pick the deductible you can afford. A higher deductible lowers the premium.42 Check the hail deductible separately: it may already be several thousand dollars.29
  • Insure the rebuild, not the market price. Leave the value of your land out of your coverage.42
  • Ask about the roof before you replace it. Some insurers discount a newer roof or an impact-resistant one, and AMA publishes a hail-resistant materials discount.29,6 Ask how the policy depreciates the roof: Sonnet pays depreciated value from six years.13
  • Check the flood map before you buy. A home in the floodway or flood fringe may get less overland cover, or none.35,36
  • Mention Poly-B plumbing up front. In an August 2026 Calgary thread, a buyer said Wawanesa turned them down and two other quotes came in at almost double, while another homeowner said Square One insured a house with full Poly-B.

Before you trust a "best home insurance" ranking

Many comparison sites still quote J.D. Power. Its last Canadian home insurance study came out in March 2019, from a survey of 5,809 homeowners fielded from November 2018 to January 2019. In the Western region, BCAA ranked first, Co-operators second and TD Insurance third, and Western customers were the least satisfied in Canada.9 J.D. Power's current insurance studies cover the U.S. only.43

Rates.ca, a quote-comparison company, called its 2024 survey the Best Home & Auto Insurance Awards, but its sample was 8,875 car insurance customers in Ontario and Alberta.44 Ipsos's 2025 index is the newest large survey that names insurers. It covers every kind of insurance across Canada and publishes only the leaders, not a full ranking.4

Complaint counts by insurer aren't public either. The General Insurance OmbudService, the industry's free complaints service, reports national totals: 7,330 contacts in 2024-25.45 Personal property, the category that includes home insurance, accounted for 1,796 of them, against 4,614 for personal auto.46 The Superintendent investigates insurers that break the Insurance Act and publishes the penalties it issues.47

If a claim goes wrong

  • Start inside the insurer. Ask the adjuster, then the adjuster's manager. Every insurer in Alberta must have an ombudsperson, and the Superintendent keeps the list.48
  • If you disagree on the amount. Disputes over the value of the property, the repairs needed or the amount of the loss must go through the dispute resolution process in section 519 of the Insurance Act. Your insurer must send you a copy of section 519 within 10 days of a dispute. You and the insurer each appoint a representative, and if they can't agree, an umpire helps settle the amount. The result is final and binding.48
  • If you disagree on coverage. The section 519 process can't decide whether your policy covers a loss. That is for the courts, or for a free complaint to the General Insurance OmbudService once you have the insurer's final position letter.48,45
  • Watch the clock. Section 526 of the Insurance Act sets a two-year limitation period for property claims. After the Jasper wildfire, the Superintendent issued guidance on insurers voluntarily extending it.49

Common questions

Who has the cheapest home insurance in Alberta?

No public record can tell you. Alberta has a rate board for car insurance only, so home insurers set their own prices and don't publish them. Get at least three quotes for the same coverage, and compare the hail deductible and any hail limit before you compare prices.1,29

How much is home insurance in Calgary?

No official Calgary average exists. Sonnet says its own customers pay an average of $127 a month for a house in Calgary and $107 in Edmonton. Statistics Canada found Alberta households spent an average of $1,371 on home insurance in 2023, counting renters as well as owners.13,24

What is the cheapest tenant insurance in Alberta?

No public comparison exists. Square One advertises tenant policies from $15 a month, and Sonnet says its median tenant policy costs $382 a year across Canada. Quote the same contents limit and liability amount with each insurer.28,27

Is tenant insurance mandatory in Alberta?

It depends on your lease. The Alberta government lists insurance requirements among the terms a written tenancy agreement covers, so a landlord can make tenant insurance part of the deal. Read the agreement before you sign.40

Does home insurance cover hail in Alberta?

Usually, but on new terms. The Insurance Bureau of Canada says hail is commonly covered, often with a separate, higher hail deductible and roof and siding paid at depreciated value. Sonnet says hail is not automatically part of its Alberta home policy.29,13

Does Alberta regulate home insurance rates?

No. The Automobile Insurance Rate Board approves car insurance rating programs only. The Superintendent of Insurance oversees home insurers and acts when they break the Insurance Act, but it does not approve their prices.1,47

Will the Alberta government pay for flood damage to my home?

Only for damage you could not insure, and only where the province approves a disaster program for your municipality. Alberta says overland flood insurance is not yet considered adequate and available under standard policies, so overland flooding can qualify. Deductibles never do.39

Do Class 4 roofs lower home insurance in Calgary?

How we did this

Home insurance prices in Alberta aren't filed with any regulator, so we built this guide on other public records. We used the Superintendent of Insurance's 2024 annual report, which lists property insurance revenue and costs for every licensed insurer; Statistics Canada's consumer price index, which we downloaded from its data service, its June 2026 study on extreme weather and its household spending survey; financial strength ratings from AM Best and S&P; the Ipsos, Rates.ca and J.D. Power surveys, with their methods; catastrophe estimates from CatIQ and the Insurance Bureau of Canada; Alberta government pages on disaster aid, flood maps, tenancies and claim disputes; and each insurer's own coverage pages. We saved a copy of every page and checked each quote against it.

Then we read what people wrote. We searched r/Calgary for home insurance threads about hail and renewals from the past year, read eight of them in full, and added the home and tenant insurance comments from the Alberta threads we collected for our car insurance guide: 465 comments in 30 threads.
