Tepotzotlán and Toluca, the most dynamic in the industrial real estate sector of the Valley of Mexico


During the first quarter of 2022, Tepotzotlán and Toluca were the demarcations that registered “unparalleled” growth in the industrial sector of the Metropolitan Zone of the Valley of Mexico, revealed the Newmark Market Research division.

According to the January-March industrial report for the region, Tepotzotlán stood out among the numbers of the Cuautitlán – Tultitlán – Tepotzotlán (CTT) corridor, since it was placed as one of the largest contributors of activity (34% of the total) and absorption ( 24%) from the central market.

“The Tepotzotlán submarket has been crowned the unparalleled winner of the Valley Metropolitan Area of Mexico, since it has started the year with an availability of only 0.76%, that is, one of the lowest registered by the market in recent years. These data push up the prices of the corridor and promote the current real estate pressure, which will cause the construction and planning of the parks in the area to accelerate in order to meet the demand in the area,” the analysis deepened.

For its part, Toluca stood out for the movements it has had over two years, in which the construction and planning of industrial parks are part of its day to day.

The industrial market of Toluca registered movements in which the incorporation of several industrial buildings to the market stood out, which caused negative variations in the absorptions of the previous year.

“These additions are a clear sign of a dynamic market and the prelude to what this quarter reflects in its numbers: prices up almost 8% compared to fourth quarter of 2021activity close to 60,000 square meters (m2) and absorption that touches almost 52,000 m2”, the document referred.

Newmark highlighted that Toluca and Tepotzotlán during the first quarter reported operations of between 21,000 m2 and 26,200 m2, which respond to the logistics and food business.

The industrial parks that stand out in terms of their movements and operations are located in the area of ​​San Martín Obispo, Puente México and Toluca 2000.

“The beginning of the year showed signs of a recovery in terms of growth levels, which was driven by the dynamism of the industry in the country, so it is expected that this scenario will continue throughout the year and we will see a transformation of the industrial corridors to respond to the increase in the demand for spaces”, indicated Giovanni D´Agostino, regional director for Latin America of Newmark.

Regarding the trend of market dynamism, the corridors with the largest area under construction correspond again to Toluca and Tepotzotlán, with areas that exceed 130,000 m2 each.

It should be noted that the market of the Metropolitan Zone of the Valley of Mexico has a class A industrial inventory of just over 13 million m2, with a construction that continues to increase, compared to 4Q 2021, presenting almost 570,000 square meters; and an availability rate that decreased, going from 4.9% in 4Q2021 to 3.5% in 1Q2022.

Newmark explained that the current delimitation of the industrial corridors in the Metropolitan Zone of the Valley of Mexico has become obsolete, this is due to the fact that there is no longer homogeneity within them and also, the industrial stain is spreading outside said corridors.

Due to this situation, there are already industrial parks that have been left out of the current delimitation of the current submarkets, and even some others no longer respond to the characteristics of the corridor that was assigned to them at the time.

The areas that should be reviewed are Huehuetoca, Zumpango, the last-mile markets (Gustavo A. Madero, Iztacalco, Iztapalapa), and Atizapán de Zaragoza.
