Infonavit reports 800 abandoned homes in Querétaro

Querétaro, Qro. On Queretaro there are at least 800 homes abandoned or in default before the Institute of the National Housing Fund for Workers (Infonavit), one of the reasons is being in a distant location or lacking services.

The federal public servant explained that it is the first time in almost 50 years of existence of the Infonavit legislatively, the obligation is contemplated for the entire territorial reserve ─which is destined to build a house and financed by a loan Infonavit─ is free from any possible accidents, guaranteeing the quality of the location for construction.

The secondary regulation of the reform to the Organic Law, he added, forces the construction company to raise the land reserve to the Unique Housing Registry (RUV) It has characteristics that guarantee the provision of services.

“They oblige the builder to ensure that the entire land reserve where the house is going to be built has enough urban equipment, that no more than 2.5 kilometers from the house, from the development that is being built and is going to be financed, has access to regeneration, supply, health, mobility with access to primary roads and the issue of education is very important, in terms of primary and secondary ”, he declared.

This gives rise to the system of the Infonavit to detect if a home or land for housing has a good location and are subject to credit from the institute. In the state, the Infonavit counts 209,000 prequalified beneficiaries, who could benefit from this new system.

They will apply a new methodology to define the urban construction zones (ZCU), taking into account the reference of the geostatistical information system of the National Institute of Statistics and Geography (Inegi) to identify those that are suitable for building houses.

To qualify a housing development, the property appraisal system Infonavit It will consider points such as employment density, housing density, travel times, which must be less than 45 minutes and within a radius of no more than 2.5 kilometers to workplaces, schools, shops, etc.

“It is not going to be able to finance loans anymore, nor is it going to be able to sell a house with a loan of Infonavit, if the development does not meet these requirements (…) That is, access to mobility is guaranteed, with urban equipment and with a better quality already guaranteed in the Law and with these credit granting rules. It is an issue that will definitively conclude with the abandonment of the house, that one of the primary causes was the lack of services, that developments were not delivered without the completion of services and there were provisional services, ”he explained.

In December, the first test of the platform that the institute designs will be carried out, so that the builders test if your land reserves meet the new requirements. In the event that they do not comply, they will have to invest to build the equipment, the purpose is that from May of next year they will begin to originate the new credits with these conditions.

Given the limited availability of affordable housing ─which used to be built in distant spaces─, the manager said that, even though it may seem that the construction of this type of units will be difficult, the institute is preparing a pilot project to reduce the cost of land, which would involve the collaboration of municipal authorities, state and federal.

Floods
