Houston EB5 sees potential in Mexico to bring investment to the US real estate sector

According to the director of Houston EB5, the firm offers a co-participation model between the company and the investor, in order to share the risk. “We are the developer, we buy the land, we hire architects, we put personal capital, we get loans from the bank … only 25% of the capital structure comes from us (and 75% from the investors)”.

According to National Association of Real Estate Brokers from USAFrom March 2020 to the same month in 2021, Mexicans invested more than 2,900 million dollars for the acquisition of real estate, mainly housing.

Guzmán explained that the return on investment occurs in a period of 4 to 5 years, while the returns on this type of investment are close to 4% per year. “Normally we see a 30% annual growth of the Mexican capital that has come with us.”

The scheme of EB-5 investor visas began in 1990, with the aim of promoting employment in USA through foreign investment. Each year, the North American government offers about 10,000 visas of this type to investors.

Guzmán pointed out that currently the minimum amount to invest is 500,000 dollars; however, this could change in the coming weeks when the US Congress decides to raise this amount, which could range from $ 750,000 to $ 900,000.

Steps to obtain a green card through the EB-5 program:

  • Provide investor information.
  • Deliver documents to prove the origin of the funds and submit the residence petition through an immigration attorney.
  • If approved, you will have a conditional green card valid for 2 years.
