For this family of four it didn’t matter that they never saw the west Edmonton community of the Uplands at Riverview before they purchased their new home there.
For that matter, they had never even set foot in Edmonton when they bought and built their first home, a two-storey Homes by Avi home.
Living in Winnipeg at the time, Musah Khalid and his wife, Mariam Senusi, were house hunting. They did buy a townhouse in Winnipeg back then, however, during the build process they realized it would be too small. The family sold it without ever moving in.
Edmonton then came onto their radar, though they had also considered Ontario.
“We have friends here,” said Khalid about Edmonton, “but mostly because of the price. We felt like, at the time, you get more home for the price.”
They also believed there would be benefits to living in a larger city.
“Because Edmonton is a larger city and has more amenities, we thought that if the houses cost about the same it’s probably better to live in a bigger city,” said Khalid, who along with his wife expressed that there would be much more available in terms of activities, opportunities, and amenities for their children, aged five and 10.
So just how do you buy a home in a city you’ve never been to?
Research, lots of online research, they both said.
School rankings helped the couple to narrow down possible neighbourhoods. They were impressed with the reasonably high provincial ranking for the public school’s board Centennial School, which serves Uplands and neighboring areas.
Couple that with advice that west Edmonton is family friendly and a good place to live, and they were just about ready to buy.
Their next move was to reduce it down to the right Uplands builder. Homes by Avi has an excellent reputation they were told, and online reviews confirmed that.
Thus, without having set foot outside of Manitoba, they bought and built Homes by Avi’s Gabriel model, a 2,001-square-foot home with three bedrooms and 2 1/2 bathrooms.
With access via Zoom an online portal from Homes by Avi, they were able to select finishes and monitor the progress of their new home even though they were still in Winnipeg. “Not being here was not an impediment,” said Khalid.
The large master ensuite, upstairs laundry and huge pantry are just some of the reasons Senusi is enjoying her new home — they took possession in late September 2021. Khalid enjoys the upstairs bonus space and notes that the family spends and has lots of good times in that space.
Comparatively, said Khalid, Edmonton offers the family more than Winnipeg did, but he said they do miss the friendliness that Manitoba is known for. However, they’re also loving things here.
“We do love the house, this is our first house and it’s a very good house,” Khalid adds. “Overall, we love the neighborhood, and the kids love it.”
Secluded but with access to major driving routes, the Uplands at Riverview continues to attract new residents.
“The Uplands is something special; generous treed space, ravines, beautiful waterways tucked behind the trees, ponds and a great network of maintained paths connecting it all,” said Micah Dueck, Homes by Avi’s Edmonton and region sales manager. “The home site offering shows a wide variety and the architectural components of the homes do well to add to the beauty of the streetscape. Last but not least, there’s the proximity to the newly announced Big Island Provincial Park.”
Dueck adds that homeowners have shared that Uplands feels luxurious, spacious, and that most are drawn to its ravine landscape. “It certainly is a rare offering this day and age, specifically within the city limits,” he said.
He also said out-of-province buyers are becoming more common.
“With affordability becoming restrictive in many major Canadian cities, we are seeing an increasing interest for migration and making Edmonton home,” said Dueck. “Coupled with a projected increase to interest rates, and low overall home inventory in the city, we are seeing purchasing decisions being made more rapidly as not to miss out on the attractive purchase environment we commit to put forth.”
Homes by Avi in Uplands
Homes by Avi is offering both rear laned and front attached homes in the Uplands at Riverview. Pricing starts in the $470,000-range for laned homes, and in the $540,000-level for front attached homes. Homes by Avi, said Avi’s Micah Dueck, is excited to now offer rear land homes in the Uplands and “help a whole new group of customers. Our rear laned homes range in size from 1,330 square feet, up to 1,710 square feet, and offer options like flex rooms, main floor bedrooms, side entries, three bedroom or double master floor plans, bonus rooms, laundry rooms and much more.”
