The real estate demand of the Bajío stands out: Lamudi

At a press conference, Marketing VP of Lamudi, Daniel Narváez, presented the analysis of the platform (the pandemic years of 2021 and 2020 are evaluated, while the information is fed from internet searches, as well as requests for information and the Federal Mortgage Society); The objective of the study is to be a reference and a source of consultation for the real estate market in Mexico.

He specified that in all the indicators that were analyzed in the study, the states such as Guanajuato, Querétaro and San Luis Potosí were the ones that concentrated a regional focused growth in terms of real estate demand.

“In general terms, the Bajío is really an area that, if it already had growth prior to the pandemic, the pandemic came and came to reinforce opportunities and leadership (…) Its own strategic location, which in the end connects to the north with the center of the country, the economic issue, the business issue and the investment issue, without a doubt, are driving these levels of growth a lot,” he said.

According to the report, the national average in the growth of real estate demand was 30% and the state that reported a greater variation (in 2020 vs. 2021) in the search for properties was Querétaro, with an increase of 112 percent. hundred.

Querétaro is also in position 5 at the national level in the ranking of states in the demand for residential, commercial, industrial, office and land properties for sale and rent.

By subsector, the demand in Querétaro has a clear trend towards residential, with 88%, followed by commercial (with 5%) and land (4%), corporate (2%), and industrial (1 percent).

Meanwhile, Guanajuato is in position 10 at the national level in the ranking of states in the demand for residential, commercial, industrial, office, and land for sale and rent. By subsector, the supply and real estate growth in Guanajuato has a greater participation in residential with 65%, followed by land (21%), industrial (6%), commercial and corporate with 4 percent.

“The factor of accumulated demand has caused a significant increase in the search for real estate properties online from 2020 to 2021. That is, the entire market of buyers who postponed their decision to buy or rent real estate, today is requesting information or resuming negotiations. , because, in the end, a property is required to live in and solve the need for housing”, detailed the analysis.

With data from 2022, Lamudi pointed out that there is a growth trend of 33% in online property searches in Guanajuato compared to 2021.

Meanwhile, San Luis Potosí is in 15th place in the national real estate offer at the digital level, according to the real estate study.

By subsector, 72% of the participation is concentrated in the residential sector, followed by Land (17%), commercial and corporate (with 4%) and industrial (with 3 percent).

“2022 shows a growth trend of 16% in online real estate searches in San Luis Potosí compared to 2021,” he stressed.

“The behavior of the real estate market in Mexico 2022 tells us that among the subsectors that increased their demand are the spaces destined for last-mile logistics centers, also due to the explosion of digital commerce; housing, both due to the change in the labor paradigm and the tendency to spend more time at home; distribution and self-service commercial spaces, as well as those with entertainment centers such as restaurants, bars and cinemas; in addition to the industrial sector”, deepened the study.

South of the country

On the contrary, in the south of Mexico (with Chiapas, Oaxaca and Tabasco) a different behavior is presented, they do not have an upturn in the real estate demand indicators.

“As such, the south of Mexico especially, not the southeast, but the south, like Chiapas, Oaxaca, Tabasco; They are regions that are not having such an aggressive, rapid rebound, as the one that other areas are experiencing (…) They have a lot to work on in this regard, the confidence of society to invest, from then on they all stand out a lot in growth”, added the specialist in the sector.
