Real estate sector foresees increases in house prices in Querétaro

Querétaro, Qro. Next year there could be increases in the price of homes in the state, due to various factors: the increase in construction costs and the update of the cadastral value tables.

The president of the State Council of Real Estate Professionals of Querétaro (CEPIQ), Arturo Hernández Serrano, stated that the hikes could even reach between 20 and 30% annually.

“We have to wait for the adjustments in the basic products used in construction, the land is definitely increasing in value, but coupled with this there are materials such as steel, other factors that are going to affect it. However, I can say that the increase can be reflected between 20 and 30% in general of housing in the state from next year, “he said.

The upward trend would be motivated by the increase in the prices of inputs for the construction of houses, among them the increase in steel, among other accessories that experience an increase.

In addition, the update of the cadastral value tables, which in 2021 did not experience increases as a measure against the effects of the pandemic.

“Every year the tables of cadastral values ​​must be modified because money is not worth the same today this month or in January 2022. The tables must have an update first according to the National Consumer Price Index. These amounts have to be transferred to the present, that already brings an increase and then an increase that corresponds to the infrastructure they are acquiring ”, he explained.

The changes and increases in tables of cadastral values, which the state Congress studied for 2022, are positive, because they must be updated, he explained.

For next year the council will provide data on the prices at which homes are sold in the state, in order for them to be considered by the Council of Appraisers in the analysis to adjust the cadastral tables; He added that the purpose is to compare and match the cadastral values ​​with the commercial ones.

“The problem in which the non-updating derives is that between the cadastral value that the municipality designates to a certain property or property, a value is assigned, but in the reality of the market it is sold in another value, then that difference causes acquisition taxes in many cases and then it is even more expensive for those who acquire the property ”, he highlighted.

Variation

During the January-September period, house prices report an annual increase of 7.1%, according to the index of the Federal Mortgage Society (SHF). Although Querétaro is located in the eighth position among the lowest variations, it maintains the second highest average price in the country.

Only in the third quarter of the year, the price of housing in the state had an increase of 8.1% in relation to the same period of the previous year.

The variation of the third quarter is the highest of the year, since the first quarter started with a variation of 6% and the second quarter of 7.3 percent. As of the third quarter, the average price of housing in the state is 1 million 865,070 pesos.
