Demand for industrial buildings in Monterrey reaches its neighbor Saltillo


Given the growing demand for industrial space in Monterrey, the trend reached its neighboring community Saltillo, a region with available inventory and which is just over an hour away from the capital of Nuevo León, according to data from Solili.

While Monterrey ranked as the market with the highest gross demand for industrial spaces at the national level, with 160,000 square meters per month, Saltillo positioned itself as the second most dynamic, with 87,000 square meters, with figures as of last April.

“The relative location of Saltillo, located 85 km from Monterrey, a little over an hour and a quarter on the Monterrey Cuota-Saltillo Highway, explains why part of the pressure of demand has managed to move to Saltillo, which still has almost 180,000 square meters available” Solili pointed out.

By corridors, Ramos Arizpe concentrated the demand for space in Saltillo, with 80% of the total demanded.

It should be noted that since 2021, Saltillo was among the markets with the highest demand for industrial spaceranking fifth nationally.
