This increase could derive, among other factors, as a market condition in the face of the continuous effects of the pandemic, explained the president of the State Council of Real Estate Professionals of Querétaro (CEPIQ), Arturo Hernández Serrano.

Due to the effects that still derive from Covid-19, among them global logistics problems, among other factors, have affected the prices of construction supplies, a situation that will impact the costs of the units.

“(They affect) the secondary effects of the pandemic in the economic situation, because it has come to choke us with a shortage of materials; oil has risen from January to date, that will bring a general rise in prices. In the real estate industry, the value of steel has increased by 50%, the rent and the purchase of wood by 150% because they come from China, this is going to be an escalation in prices that we are waiting for next year (…) We are talking about increases in around 30% of all, that you can add to the final cost of a home “, he pointed out.

Next year, he said, will be a year of challenges for the real estate sector, so the union will resort to designing strategies so that marketing is not reduced.

To this scenario will be added the update of cadastral tables for fiscal year 2022, which will be evaluated and approved in the state Congress in the next few days, which did not vary the previous year as a measure for the first effects of the pandemic.

Market behavior

Although the recovery process of the local real estate sector has advanced since the beginning of this year, they will remain observant of the behavior of the market and future fluctuations in prices.

For now, 2021 has been a year of recovery, and the state council projects that the year will close with the placement of 20,000 units, a figure even higher than years ago, when it was between 15,000 and 18,000 units per year.

Faced with changes in the value of homes, the president of CEPIQ stressed that it is necessary to match the cadastral and commercial values, because there are usually variations.

For this reason, starting next year they will seek to work with the State Council of Appraisers, in order to inform them of the average marketing prices and compare them with the cadastral values.
