Puebla does not have the conditions to expand the office market: AMPI


Puebla, Pue. In this 2022, the Mexican Association of Real Estate Professionals (AMPI) still does not see the conditions for investments to land in new office buildings, since the spaces currently available are rented at 60%, considered its president, Fabrizio Pizar Rojas.

He stressed that companies continue to operate in a hybrid model, that is, they rotate staff to work in offices and at home to generate savings.

He also commented that real estate agents have understood the economic situation of businessmen and are offering them special prices or some type of promotion to encourage the occupation of spaces during this year, they have even been applying this measure since 2021.

However, he said that the firms have leaned towards the service of co-working to rent spaces and hold business meetings when needed, while the rest of the work is done from home, hoping to have better income that will allow them to return to an office permanently.

He indicated that those who had large offices made the decision to occupy half of the space and, with it, rent the other part to another business, to reduce operating expenses.

Current bid

Pizar Rojas stressed that in Puebla there are offices for all types of businesses, those who want to start a business and corporations who are looking for an alternate headquarters to attend to operations in the southern part of the country, considering that the entity is a strategic step towards the center.

He explained that of the total available spaces, between 30 and 40% are large offices for consolidated companies that pay up to 250 pesos per square meter to settle.

The leader said that to the south of the capital of Puebla the offer of corporate offices has been consolidating, but he does not see the conditions this year for new developments to be generated.

He indicated that the economy in general is subject to the incidence of Covid-19, which this year manifested itself with a regrowth that has been controlled.
