Occupation tripled in industrial parks in 2021: FINSA


2022 was “extraordinarily good” for the industrial real estate sector because, despite the health crisis, the occupation of industrial spaces at the national level tripled, said Sergio Argüelles, new president of the Mexican Association of Private Industrial Parks (AMPIP).

According to FINSA, a company that Argüelles chairs and directs, during the past year, a hundred companies, mainly Asian and American, came to Mexico in search of markets closer to their consumers and thus minimize the impacts, especially of the logistics crisis.

“This is demonstrated in the demand for industrial spaces at the national level, which are divided mainly between the United States (41%), Mexico (14%) and China (8%),” the company specialized in development said in a statement. of these infrastructures.

60% of the occupation of industrial buildings are found in Tijuana, Ciudad Juárez, Mexico City and Monterrey, the latter being the one that registered the most growth during the last year, with a 30% market share.

The sectors that registered the highest growth in employment at the country level were the automotive, logistics and electronics sectors, in line with the growth trends of electronic commerce.

Sergio Argüelles affirmed that, during the health crisis, he knew how to take advantage of the conjunctural moment, managing to exceed the levels of activity that were had, even before the pandemic.

Mexico is one of the countries with the best prospects for nearshoring, the process of relocating factories in order to get closer to their main customers (end or intermediate) to reduce their exposure to global logistics disruptions or even political-commercial tensions.
