“The Monterrey market, in addition to being the largest in inventory in the country and with the largest participation of nearshoring, has a growing demand for high-tech companies, which translates into a good growth opportunity,” said Ramón Flores, vice president. CBRE Northeast executive.

He added that 20% of the demand for industrial properties in the country is sold in the city and this year it will once again be the leading market in national demand. “Monterrey concentrates almost 50% of the demand for industrial spaces in the last two years, for companies relocating from anywhere in the world to Mexico,” said the director of CBRE Noreste.

For her part, Vania Imán, Marketing & E-commerce manager at Onest Logistic, told El Economista that due to its proximity to the United States, Monterrey is the most attractive market to meet the demand derived from nearshoring, which requires spaces for logistics. And he also foresees opportunities for El Bajío.

“After the pandemic, logistics operators implemented the nearshoring model, which consists of relocating their plants and production to places closer to consumption centers. This change arises from the sanitary restrictions in the main production countries such as China, the increase in wages at the international level and the increase in costs in real estate ”, mentioned Vania Imán.

Low vacancy level

On the other hand, Ramón Flores, indicated that the United States has vacancy levels in its warehouses of only 3.6% and fewer construction materials available, so the market cannot produce enough stock of new warehouses to satisfy demand.

The combination of a lack of inventory and an interruption in the flow of goods due to the pandemic is causing warehouse users to look outside traditional logistics centers for emerging logistics for available space and skilled labor.

As a result, there has been a shift from ports of entry in markets such as Los Angeles and New Jersey to markets such as Monterrey, an area that accounted for 52% of the total absorption of industrial space last year, by nearshoring industries in Mexico.

“Three factors drive this demand: the wide availability of specialized labor, the abundance of land available for development and the solid levels of exports to the United States”, this has a positive influence, but above all because it is a diversified and connected market with the T-MEC, stressed the manager.

On the other hand, he said that in the United States, the locations for nearshoring are: Greenville-Spartanburg, SC (GSP), in North Carolina and Louisville, in Kentucky, two important distribution centers in North America.
