Inflation “eats” increase in housing prices


During the first quarter of this year, the house prices acquired through a mortgage loan had an increase of 7.7% compared to the same period in 2021, according to the SHF Index of prices of the living place.

At the same time, the general inflation closed March with a rate of 7.45%, with which the prices of the living place reached a real rate increase of 0.25% at the end of the first three months.

Thus, in the first quarter of 2022, the average price of the living place was 1 million 466,000 pesos, which reflects an increase of 94,000 pesos, compared to the average prices registered at the end of 2021.

“The number of permanent workers registered with the IMSS grew 6.2% compared to the same quarter of 2021, while inflation measured by the National Consumer Price Index (INPC) was 7.5%, and according to Banco de México the average mortgage rate was 10.2% ”, gave the context of the Federal Mortgage Society.

In its report, Sociedad Hipotecaria Federal detailed that 17 states in the country registered increases above the national average variation (7.7%), while in 15 entities the quarterly variation was lower.

In the case of the three main metropolitan areas of the country, the increase was greater than the national average.

In cases such as the metropolitan area of ​​Puebla-Tlaxcala and Tijuana, increases were recorded at the highest rates in the country, with 8.2 and 10.7%, respectively.

By entity, Quintana Roo had the highest increase in its prices, with a rate of 12.4%. however, the municipality of Solidaridad 12.7 percent. This was a case similar to that of Baja California Sur, whose increase in the prices of living place in the state it was 12.2%, but in Los Cabos the rise was 13.1 percent.
