According to an analysis by the firm Solili, in the first quarter of the year, the activity of construction from real estate spaces Industrial buildings doubled compared to what was registered in the same period of 2021, to close with more than 4.7 million square meters (m2) in construction, that is, a historical figure reported in the last four years.

“The construction industry has been a key indicator of the strong dynamism that this real estate segment has exhibited in recent periods, in response to the notable downward adjustments registered by the vacancy of various entities at the national level”, explained the firm in its analysis regarding the first quarter of the year.

In the document, the firm highlighted that Monterrey far exceeds Mexico City in terms of building spaces industrial real estatesince at the end of the first quarter the city of New York registered 1.3 million m2 in constructionwhen the capital closed the period with 814,000 m2 concentrated in the areas of Cuautitlán, Tultitlán and Tepotzotlán.

As it has been in recent years, due to its proximity to the United States, the northern border of the country concentrated 68% of the total construction of industrial spaces nationwide, while the Bajío represented 20%, the latter due to strong demand for these estate during the first quarter of 2022.

According to Solili, during the first quarter of the year in Monterrey, Nuevo León, the construction of 22 industrial buildings that represent 463,000 m2, while Reynosa, Saltillo, Ciudad Juárez and Tijuana, jointly managed to register the start of 336,000 m2 in new works, which for the firm is an example of the attractiveness of the region for developers and investors.

Regarding the Bajío region, the construction in this area was motivated by high demand and a decrease in the availability of such spaces, which led to the start of new buildings in entities such as Querétaro, Guanajuato and San Luis Potosí with 163,000, 151,000 and 49,000 square meters of warehouses that were incorporated into these markets.

“In the case of the northern border, there has been an important participation of new buildings in the number of speculative projects combined with the BTS (built to suit) projects, while in the shoal the proportion of the BTS still leads,” the firm explained.

Solili highlighted that these indicators in the construction of these spaces, it is a positive signal for the market, even with important risks such as a significant increase in inflation; however, the dynamism persists due to the strong demand and the scenario of rental prices, which are expected to give a significant growth margin that allows builders to absorb the costs of building and maintain projected profits.
