Fresh new housing options begin construction in Airdrie

Amenities and flyovers support new communities.

The town of Airdrie, now less than a 10-minute drive from Calgary’s northern border, has grown by 4,000 people since 2021.

Now with a population of 82,000 and counting, three-quarters of whom are under the age of 50, Airdrie’s newcomers have kept land developers and homebuilders on their toes as they try to keep up with demand.

Melcor Developments has recently launched two new communities in Airdrie: Lanark Landing in the southeast and Cobblestone Creek in the southwest.

Three phases have been launched at Lanark Landing since 2020 with another two coming this year, says project coordinator Ruth Price.

“Last year, we built a one-acre park with a play structure, basketball court, and seating area. This summer we will kick off Airdrie’s first pump track, which will also include conversation areas, picnic tables, and a community garden. The pump track is scheduled to open in late August,” she says.

The builders are Castellano Custom Homes, Homes by Avi, Sterling Homes, McKee Homes and Douglas Homes. Product types include townhouses, duplexes, carriageways and driveways at a variety of price points.

Price says advance sales have been strong in Cobblestone Creek, a community she calls a “hidden gem.”

“Residents can find refuge in a community designed for peaceful living and take advantage of a network of trails, parks and recreational services that foster community,” he says, noting that Cobblestone Creek is adjacent to Chinook Winds Regional Park and a future community center. recreation scheduled for 2025.

The community also features townhomes, duplexes, rails, and front-wheel drive products from Excel Homes, Douglas Homes, Shane Homes, and Rohit Communities. Another phase was recently launched to the pool of builders with zero lots.

“This is used in Calgary but is new to Airdrie. The zero lot line product allows a first time homebuyer to own a single family home with four walls of their own. A buyer who might have qualified for a duplex or townhouse would now have a single-family home as an option. We are excited to offer this at Airdrie,” says Price.

Minto Communities has launched its new farm-inspired master planned community on the western edge of the city called Wildflower. It will feature an 8,000-square-foot HOA and amenity center featuring Airdrie’s first outdoor water feature with a 25-meter lap pool, Jacuzzi and zero-entry recreational pool.

The first phase of Minto’s unique farm-themed community will feature single-family farm-style homes.

Growth continues in existing neighborhoods like Chinook Gate in the Southwest, a residential community in Brookfield.

“We’re about a third of the way through the community,” says senior marketing manager Justin Castelino. “We’ve seen a lot of momentum in Airdrie. It gives people a good alternative to North Calgary.”

Longtime local builder McKee Homes is one of the builders at Chinook Gate and is also busy at Lanark Landing, Coopers Crossing and Bayside Estates.

Sales manager Jamie McLachlin says McKee has built at least 3,000 homes in the last 35 years in Airdrie and will soon offer a new product for the first time.

“We have seen that more people want to do legal suites in Airdrie. And at Bayside Estates, there’s a new zoned phase for carriage suites above the garage,” she says. “Income properties in this time of rising interest rates help get approvals and offset the mortgage. The carriage suites are probably our most exciting project to come.”

Southpoint by Vesta Properties is a diverse neighborhood on the southern edge of Airdrie and is a community within a community. Its main selling feature is a large park with a sledding hill, playground, and covered picnic area with grills, plus a large off-leash dog park.

“The green space at Southpoint has been well received. A lot of people from surrounding communities come to use the amenities and the dog park,” says sales manager AJ van der Linden.

Vesta offers all types of products in the community with an emphasis on multi-family housing, such as three-story semi-detached townhouses with prices starting at $300,000.

“This is the first time we have created this product at Airdrie. Think of it like an apartment building but with your own entrance, your own garage, and no condo fees. We put two buildings together so there is no backyard, just a party wall in the back,” he says.

The builder/developer is awaiting final approvals for a new shopping center that should break ground in late 2022, early 2023.

Midtown by Shane Communities is an alternative to the new suburban neighborhoods. It’s right downtown and connected to everything from restaurants to regional amenities like Iron Horse Park and Nose Creek Park.

Another 100 of the 514 lots in Midtown were recently released for duplex, front-entry and driveway homes, along with end lots facing the pond and park.

“The pond, the pedestrian bridge and two parks have been completed. Our focus this year will be completing a new road on the eastern edge of the community connected to Luxstone and a new road along the canal,” says Shane Land Development General Manager Brenden Montgomery.

Massive development on the south side of Airdrie has fueled capital projects such as the expansion of 40th Avenue between Reynolds Gate and 8th Street and a west extension of Windsong Boulevard west towards 24th Street.

That includes an overpass over the QEII expressway and the CP rail line, funded by the City of Airdrie and Alberta Transportation, scheduled for completion in October 2023.
