Flexible Layout Designs Offered at Innovative Duo Luxury Townhomes in Parksville

The Vancouver Island community of Parksville, with its long sandy beaches, mild climate and myriad resort offerings, has long been a favorite destination among vacationers. However, for some time now, the city by the sea has also been attracting the attention of another group of people: house hunters.

Last year, Stats Can pegged Parksville’s population at 13,642, an increase of 9.5 percent from five years earlier.

“It has all the appeal of a small community, but with easy access to necessary services and transportation to the Lower Mainland and beyond,” says Bob Moss, director of Hirst Avenue Townhouses Sitefinders, which is behind a new townhouse in 20 units in Parksville. project he calls Luxury Townhouse Duo.

“The price of own and rental homes in Parksville is substantially lower than in the Lower Mainland and Greater Victoria, and we anticipate that the price gap will continue.”

Moss is also a partner in Nanaimo-based construction management firm Tectonica, which is building Duo, a project with floor plans not commonly seen in townhome design.

Seven of the units in Duo are what the developer calls “double master suites,” homes that measure more than 2,000 square feet.

They include not one, but two luxurious retreats: spacious bedrooms that are connected to both en-suite bathrooms, and large walk-in closets with plenty of storage space.

The possibilities for such a design are vast, says Tectonica’s Michelle Hall, who oversees sales and marketing for Duo, which will make its grand opening today, featuring a two-story showroom suite that has two bedrooms, a study and a large flex room. Space that could serve as a third bedroom.

Some people, he says, may have an older parent who could share the residence and take the master suite on the main level. Others may like to entertain guests, who will appreciate relaxing in their own private suite.

“It could also be suitable for the couple who wants to have their own spaces in case someone snores,” he adds.

Moss echoes that sentiment and takes it one step further.

“The original design of the Duo project was led by a fellow developer, Allan Matthews, who was initially intrigued by what he saw as a growing demand for mature couples with different sleep or work habits to have their own personal space within the home.”

That said, he thinks such a flexible residential design could also present options for “co-housing”.

“The increasingly expensive real estate market in Canada, coupled with a growing interest in environmental sustainability, seems to be fostering various types of coexistence. I believe that properly designed housing units will appeal to (people) of all ages who are considering cohabitation, such as siblings, friends, parents with adult children, and even two couples who choose to live together.”

The other 13 townhomes in Duo are single-level “courtyard homes,” each of which also has two bedrooms and a living room. Together, the 20 residences, contained in six buildings surrounding a small central courtyard, have numerous upscale finishes, Hall says, citing things like five-inch-wide engineered wood flooring, quartz countertops, and private bathrooms with heated floors. radiant and automatic lighting.

“Also”, he says, “in the double suites, there are two terraces and a patio. You have a lot of outdoor space that you don’t normally have in a townhouse.”

The houses have a higher level of sound separation between units, Hall says, adding that some of the split-level residences offer “hidden views” of the ocean.

Outside, they feature sloped ceilings, stucco and Hardi finishes, and hues that reflect their beach location: grays and whites, with cedar-look ceilings and wainscoting.

Interiors, meanwhile, will be outfitted in one of two color palettes: Birch, described as a “modern contrast,” and Alder, described as “organic earthy.”

Ceilings will soar nine feet, gas fireplaces with built-in cabinets on either side will bring cheer on dreary days, and large windows bring in an abundance of natural light. Storage will be ample, both inside the suites and in the access spaces.

Kitchens will feature Shaker slimline or flat-panel cabinets, under-cabinet lighting, double stainless steel sinks, and chrome or black cabinet hardware.

Bathrooms will feature porcelain tile flooring, oversized tile in tubs and showers, motion sensor under cabinet lighting, and Kohler shower shelving.

Duo residents with a connection to Greater Vancouver will have easy access to the island’s two ferry terminals, Departure Bay and Duke Point, while all will be minutes from Parksville’s inviting kid-friendly beaches, long recognized by the the city’s annual sand sculpture competition.

“Residents have fantastic recreational opportunities like boating, hiking, skiing and golf,” says Moss. “We believe that the combination of these factors will continue to make Parksville a desirable place to live for people of all ages and from all over the world.”
