Fibra MTY goes shopping and acquires an industrial warehouse for 20.4 million dollars

After announcing its interest in making new acquisitions of industrial properties, MTY fiber, headed by Javier Llaca, announced the acquisition of an industrial property located in Ciénega de Flores in Nuevo León for an amount of 20.4 million dollars.

In a statement sent to the Mexican Stock Exchange (BMW), the firm indicated that the acquired industrial warehouse has a gross profitable area of ​​30,194 square meters, which is fully occupied under a triple net lease, which means that the lessee covers in addition to the rent , all operating expenses, insurance and property tax.

The lease is agreed in dollars, with a remaining term of 15 years from the date of acquisition. The tenant is a world-leading company in the supply of partition panels for the management of flexible spaces ”, it can be read in the letter sent to the BMV.

According to the firm’s estimates, this property is expected to generate an estimated net operating income of $ 1.63 million during the 12 months after its acquisition.

A few weeks ago, Javier Llaca, the general director, revealed to this media that it has the capacity to exercise close to 150 million dollars, coming from its cash flow and available credit lines.

Currently, MTY fiberhas a portfolio of about 60 properties, of which the majority belong to the industrial segment.
