Crowdfunding platform analyzes financing real estate projects in Nuevo León

The collective funding platform or crowdfunding Briq.mx, specialized in real estate, is analyzing funding two industrial projects, short-stay housing spaces and Street mall or small shopping centers in the Monterrey Metropolitan Area, he told The Economist, Alberto Padilla Luengas, CEO of Briq.mx.

Briq.mx has a presence in the entity, through the platform users, but they have not yet made investments, “there are two projects almost ready to be published in a month. In the six years of operation have funded real estate projects for 840 million pesos, and this year they have invested more than 300 million pesos.

In this platform there are two investment options: you can invest from 1,000 pesos, and with collective funding, Briq.mx grants financing to real estate developers to build. As the website explains, through the debt option, recurring interests are earned on the capital that a person has invested, with a defined rate and terms.

The other modality is co-ownership, that is, collective funding is made to buy, for example, a shopping plaza and the investor earns monthly income and generates a capital gain.

In March 2018, the law was enacted to regulate financial technology institutions, which includes collective funding platforms.

Briq.mx has a temporary permit to operate as a Collective Financing Institution, in accordance with the Law to Regulate Financial Technology Institutions (Fintech).

They are also part of the Association of Collective Funding Platforms (Afico).

Padilla explained that each project has a guarantee or endorsement, if the developer does not comply with the payment, or the returns are not as expected, the property is sold so that the investor can recover his investment and profits.
