Canadevi projects the construction of up to 20,000 units

Querétaro, Qro. The housing real estate market has shown signs of reactivation in the state. The National Chamber of the Housing Development and Promotion Industry (Canadevi) in Querétaro projects that this year between 18,000 and 20,000 homes will be built, a figure in line with the usual behavior of the market.

In front of the last two months of the year, there are real estate projects that continue to be reactivated and take their course; the annual construction goal is similar to the prepandemic levels, stated the local president of Canadevi, José Guerrero Renaud.

During the first half of the year, he said, about 10,000 housing units were placed in the state, almost 80% were sold through mortgage loans from the Institute of the National Housing Fund for Workers (Infonavit).

Currently, the homes placed are around values ​​of 1 million, 1.5 and 2 million pesos on average.

“(The housing market is) recovering. Fortunately we are having a recovery, there are several projects that are beginning to be reactivated, they are beginning to generate more supply, we are going to concentrate on projects for cheaper housing; but in general, there is a recovery of credit and of people who are determined to invest in their assets, ”said José Guerrero.

The development of affordable housing is one of the tasks of the sector, since it is in this area where there is a constant demand, but a low supply.

Through the chamber, they seek to resume low-cost projects for the conurbation of the state.

The president of Canadevi Querétaro highlighted the contribution of the sector to the local economy, having interference in 37 activities, which is why it is a relevant factor in the local economic reactivation.

“The housing sector contributes 10% of GDP, which results in us being the second in jobs generated, we continue to contribute to 37 branches of the economy, to be an agent of reactivation,” he said.

For the goal

The State Council of Real Estate Professionals of Querétaro reports that the placement of housing in the first half of the year is progressing according to the annual projection of the sector; With this behavior, it is expected to meet the goal of 20,000 marketed by the end of the year.

The figure would exceed the sales of 2020, when they reached 15,000 units and those of 2019 that were around 17,000.

Only until February of this year, Infonavit reports a potential demand of 213,682 beneficiaries, being the tenth entity with the highest number. The majority, 57.8%, is in the range of beneficiaries who receive up to 4.1 Units of Measurement and Update.

Meanwhile, during the first semester of the year, Querétaro was the second with the highest average house price, of 1 million 842,544 pesos, according to the Housing Price Index in Mexico.

In Querétaro, in the first semester, 25% of the operations were carried out for a price less than or equal to 850,000 pesos, 50% to 1 million 466,000 pesos and 75% of the operations were units with prices below 2 million 390,000 pesos.
