Arrival of investments encourage the industrial market in Querétaro: Sedesu


Queretaro, Qro. the attraction of investment projects towards the entity encourages the development of industrial property market. Currently there are projects that provide for the expansion of industrial surface in parks already installed, said the secretary of Sustainable Development (Headquarters) of the state, Marco Antonio del Prete Tercero.

“It continues to be attractive because there is still interest in investing, in generating productive investments for the state. We have some investment projects for parks, which have not been disclosed because it has not been convenient for investors to make them public,” said the local official.

According to the state secretary, there are about 5,000 industrial hectares between developed and to be developed in the entity; meanwhile, he estimated that occupancy in industrial zones could be around 90% approximately.

Among the projects to be developed in the state are from expansions of industrial zones to reconfiguration of spaces, to transform warehouses into production spaces or to carry out logistics operations.

“There are some that are extensions, that reconfigure their warehouses, instead of being warehouses they are for logistics or production (industry), but there is still an appetite for investment in the state, in the industry sectorbecause there is still interest in developing industry in the state”, he commented.

Marco Antonio del Prete Tercero estimated that in the industrial property market there has been a low level of vacancy of spaces, after the effects of the covid-19 pandemic.

However, he said, the greatest impact is expected to be concentrated in the office market, after having transitioned to the work-from-home modality, as a result of the health contingency.

During the first quarter of the year, the industrial real estate market of Querétaro stood out within the Bajío region, due to the fact that the demand for manufacturing space has been driven to a greater extent by the requirements of custom spaces, according to studies by the real estate platform Solili.

This is the demand generated by large companies that require spaces for their manufacturing processes. In contrast, according to Solili, speculative property leasing is still below the pace recorded in previous years.

In the state, the Secretariat of Sustainable Development of Querétaro It has a record of 67 parks and authorized industrial zones: El Marqués concentrates the majority, with 34.3%; next, the municipality of Querétaro with 31.3% of the total, Colón with 13.4% and 20.9% of the remaining area is located in the municipalities of San Juan del Río, Pedro Escobedo, Corregidora, Huimilpan and Cadereyta.
