Arbor Lake West features fresh new homes in an established area

Hopewell Residential and Trico Homes are building homes in this new Hopewell community.

While living in a highly established end of town has obvious advantages, it’s rare that these types of neighborhoods offer the elevated amenities and design of a new home.

Typically, home seekers looking for mature areas must turn to the resale market or, in some cases, infills.

Award-winning developer Hopewell Residential opened a different door with Arbor Lake West, launching in 2019.

“Arbor Lake West offers a unique opportunity to build a new home in an established community,” said Marvin Coronia, marketing manager for Hopewell, the only lakefront community in the city’s northwest quadrant.

Hopewell is also the developer behind the Mahogany lake community in southeast Calgary.

“Building in an established community means you don’t have to wait for future amenities – local shops, restaurants, parks and schools are minutes from Arbor Lake West,” he added.

This 42-acre (17-hectare) master-planned community completes the established Great Arbor Lake neighborhood, which put down roots in 1992.

Coronia calls it “luxury at your fingertips,” noting its “unique blend of urban conveniences and peaceful outdoor gathering spots, Arbor Lake West offers everything you need right on your doorstep.”

For shopping, he highlighted an extensive collection of shops and restaurants at Crowfoot Crossing, which has a movie theater.

Safeway, Sobeys, and Co-op grocery stores are less than 10 minutes from the complex, and Costco is six minutes away. For recreation, WinSport is about a 15-minute drive from the community and a day of hiking or cross-country skiing in Kananaskis is less than an hour away.

Those with employment in or near downtown will appreciate Arbor Lake West’s 15-minute drive from downtown Calgary. It is also 11 minutes from the Foot Medical Center.

In addition, families will appreciate the variety of schools in the area. There are four K-12 grades, according to Hopewell, including: St. Ambrose School (K-Grade 9), through the Calgary Division of Catholic Schools, and Citadel Park Elementary School (K-4 Grade), Arbor Lake Junior High School (grades 5-9), and Robert Thirsk High School (grades 10-12), through the Calgary Board of Education.

Beyond that, Coronia highlights quick access to the University of Calgary, the Southern Alberta Institute of Technology, or the Alberta University of the Arts. They can be reached by CTrain or major highways in about 20 minutes or less.

The community is expected to see an estimated 138 single-family homes with front garages under construction. Construction began in late 2020.

From a single-family home perspective, Arbor Lake West is approximately 75 percent developed.

Hopewell and Trico Homes offer front-wheel drive single-family homes in the community from the mid-$700,000 to $700,000, respectively, including lot and GST.

The Luna is a front-wheel drive model from Hopewell shown as a model home at 210 Arbor Lake View. It has four bedrooms and measures 2,140 square feet.

The community’s streetscape is highlighted with architectural elevations including Prairie, Craftsman, Arts and Crafts, and Modern Country.

“This is the final phase and last opportunity to build on the established lake access community of Arbor Lake West,” Coronia said. “Limited opportunities remain to build front garage homes with a legal suite plus side entry options.”

Families will be drawn to the opportunities this community presents to enjoy the outdoors, including a new playground and several walking trails along that link to the larger Arbor Lake community.

Hopewell is also preserving a 1.15-acre (0.46-hectare) sustainable wetland in the northwest corner of the development, Coronia said, adding that “residents of Arbor Lake can enjoy it through their public park and trail that will be built next to the wetland reserve.”
